- Our live auction at the premises begins at noon on Saturday, March 17th, 2018. Registration begins at 11 AM.

- Real estate is offered and sells in as-is condition, where-is, with no representation or warranty, and with all faults and benefits.

- Non-refundable ten percent (10%) buyer premium will be added to the winning bid to equal the final sale price. This amount is due at the announcement of "SOLD!"

- The Winner! The successful purchaser will be required to deposit a personal or business check equaling 10% of the winning bid. For example, a winning bid of $155,000 requires an auction-day payment of $15,500.

- Irrevocable Bank Letter of Guarantee on bank letterhead, signed by your bank representative. Letter shall match the Institution on the check, and list the matching Account holder's name, Account #, Check #, and Date of auction. This letter shall accompany the check to ensure you have the capacity to pay the amount due on auction day for the purchase of this property.

- We strongly encourage bidders to arrange necessary financing ahead of auction day. Knowing the amount of a mortgage you are approved for determines how much you can pay for any property, no matter how you buy it.

- Seller offers a credit of five hundred dollars ($500) toward septic services

- Closing within 44 days, or by/before April 30, 2018
